THE COMMUNITY FOUNDATION LAND TRUST HAS INITIATED PROJECTS TO PRESERVE STRATEGIC PARCELS OF LAND WITHIN LOS ANGELES COUNTY WITH THE INTENTION OF CREATING AND SUSTAINING AFFORDABLE HOUSING FOR ENTRY LEVEL HOMEOWNERS, USING A "LAND TRUST" AS THE KEY TOOL. THE GOAL IS TO ENABLE LOW-INCOME RESIDENTS TO PURCHASE THEIR OWN HOME, WHILE AT THE SAME TIME PROVIDING A MECHANISM THAT ALLOWS THOSE HOMES TO REMAIN PERMANENTLY AFFORDABLE FOR SUBSEQUENT QUALIFYING PURCHASES. IN LIMITED CASES, WORKING CLOSELY WITH MUNICIPAL GOVERNMENTS, THE CORPORATION HAS SOLD AFFORDABLE HOUSING IN FEE (AS OPPOSED TO THE LAND TRUST STRUCTURE). FINALLY, THE CORPORATION ALSO HAS PURCHASED PROPERTY TO DEVELOP AS AFFORDABLE RENTAL HOUSING.
