HOMEOWNERSHIP -------------HABITAT SCNJ SERVES LOW AND MODERATE-INCOME RESIDENTS THROUGHOUT BURLINGTON, MERCER, ATLANTIC AND PART OF MIDDLESEX COUNTIES BY BUILDING SAFE, DECENT, AFFORDABLE HOMES TO PURCHASE. ELIGIBLE FAMILIES DEMONSTRATE A NEED FOR HOUSING, AN ABILITY TO PAY, AND A WILLINGNESS TO PARTNER. ONCE SELECTED, THEY ATTEND FINANCIAL EDUCATION AND VOLUNTEER ON THE CONSTRUCTION SITE AND AT THE RESTORE, CONTRIBUTING UP TO 400 "SWEAT EQUITY" HOURS. MORTGAGES ARE NO MORE THAN 30 % OF HOUSEHOLD INCOME; THIS INCLUDES PRINCIPAL, INTEREST, TAXES, AND INSURANCE. HABITAT HOMES ARE DEED RESTRICTED FOR AT LEAST 30 YEARS TO KEEP AFFORDABLE HOMES AVAILABLE TO FUTURE HOME BUYERS.
RESTORE-------THE RESTORE IS A HOME IMPROVEMENT STORE OPEN TO THE PUBLIC. HABITAT SCNJ RECEIVES DONATIONS OF NEW FURNITURE, APPLIANCES, AND BUILDING MATERIALS FROM LOCAL, REGIONAL, AND NATIONAL BUSINESSES TO SELL AT REDUCED RETAIL PRICES. EVERY PURCHASE, EVERY DONATION, AND EVERY HOUR VOLUNTEERED AT THE RESTORE SUPPORTS THE CREATION, PROMOTION, AND PRESERVATION OF AFFORDABLE HOUSING IN THE COMMUNITY ALL WHILE HELPING KEEP ITEMS OUT OF THE LANDFILL. HABITAT SCNJ OPERATES 3 RESTORE LOCATIONS IN MAPLE SHADE, HAMILTON TOWNSHIP AND EGG HARBOR TOWNSHIP.
NEIGHBORHOOD REVITALIZATION ---------------------------HABITAT SCNJ HELPS HOMEOWNERS AND COMMUNITIES REGAIN STABILITY BY MAKING HOMES SAFE, MODERN AND ACCESSIBLE. LOW AND MODERATE-INCOME HOMEOWNERS CAN RECEIVE EXTERIOR REPAIRS BY TRADE PROFESSIONALS, HABITAT STAFF, AND VOLUNTEERS WHILE PAYING ONLY A PORTION OF THE PROJECT COST. REPAIRS RANGE FROM MINOR LIKE PORCH REPAIR AND PAINTING, TO MAJOR REPAIRS LIKE ROOFING AND APPLIANCE REPLACEMENT AS WELL AS ACCESSIBILITY INSTALLMENTS LIKE RAMPS, RAILING, AND DOOR HANDLES. TO BE ELIGIBLE, APPLICANTS LIVE IN THE HOME AS A PRIMARY RESIDENCE WITH THE INTENT TO REMAIN IN THEIR HOME FOR 3 YEARS.
