WESTERN COMMUNITY HOUSING IS DEDICATED TO BUILDING, PURCHASING AND OPERATING AFFORDABLE HOUSING COMMUNITIES AND PROVIDING LIFE ENHANCING SERVICES TO LOW AND MODERATE INCOME HOUSEHOLDS AND THEREBY LESSENS THE BURDENS OF GOVERNMENT. - SEE SCHEDULE O FOR MORE DETAIL.

PROVISION OF AFFORDABLE HOUSING TO LOW-INCOME HOUSEHOLDS:AS OF JANUARY 1, 2022 WCH WAS THE MANAGING GENERAL PARTNER OF 106 LOW INCOME HOUSING TAX CREDIT PARTNERSHIPS ("PARTNERSHIPS"). THESE 106 PARTNERSHIPS OWNED 104 AFFORDABLE HOUSING COMMUNITIES IN CALIFORNIA AND TWO IN ARIZONA THAT COLLECTIVELY OWNED APPROXIMATELY 7,930 AFFORDABLE UNITS. DURING 2022 WCH BECAME THE MANAGING GENERAL PARTNER OF 3 NEW PARTNERSHIPS ADDING 371 MORE AFFORDABLE COMMUNITIES IN CALIFORNIA.AS A RESULT OF THESE ACCOMPLISHMENTS, WCH WAS THE MANAGING GENERAL PARTNER OF 108 PARTNERSHIPS BY DECEMBER 31, 2022. THESE 108 AFFORDABLE COMMUNITIES IN CALIFORNIA OWNED APPROXIMATELY 8,301 AFFORDABLE UNITS.OF THE 108 AFFORDABLE COMMUNITIES OWNED BY THE PARTNERSHIPS AT DECEMBER 31, 2022, 4,297 WERE AFFORDABLE FAMILY COMMUNITIES, 2,689 WERE AFFORDABLE SENIOR COMMUNITIES, AND 1,315 WERE SPECIAL NEEDS COMMUNITIES, ALL WITH RENTS LIMITED TO LOW-INCOME HOUSEHOLDS.IN THE PROVISION OF AFFORDABLE HOUSING, WCH RECORDED $1,821,680 IN DEVELOPMENT FEES FOR THE DEVELOPMENT OF THE AFFORDABLE COMMUNITIES AND RECORDED $1,236,325 IN MANAGEMENT FEES FOR MANAGING THE AFFORDABLE COMMUNITIES IN 2022. WCH ALSO RECORDED RENTAL INCOME OF $2,682,926 AND OTHER INCOME OF $127,883 FROM ITS INVESTMENTS IN THESE LOW-INCOME HOUSING PARTNERSHIPS, FOR TOTAL PROGRAM SERVICE REVENUE OF $5,868,814.


PROVISION OF SOCIAL SERVICES TO RESIDENTS RESIDING IN AFFORDABLE COMMUNITIES:AS OF JANUARY 1, 2022 WCH WAS PROVIDING SOCIAL SERVICES TO RESIDENTS AT 64 AFFORDABLE FAMILY AND SENIOR COMMUNITIES. BY DECEMBER 31, 2022 WCH WAS PROVIDING SOCIAL SERVICES RESIDENTS AT 67 AFFORDABLE FAMILY AND SENIOR COMMUNITIES IN CALIFORNIA, AN INCREASE OF THREE. SERVICES INCLUDE AFTERSCHOOL PROGRAMS FOR CHILDREN, FOOD DISTRIBUTION , CASE MANAGEMENT, CREATIVITY PROGRAMS, CAREER COUNSELING, ADULT EDUCATION CLASSES, EXERCISE CLASSES, AND COMMUNITY BUILDING ACTIVITIES. IN THE PROVISION OF THESE SERVICES, WCH RECORDED SOCIAL SERVICE INCOME OF $1,632,905 IN 2022.
