AFFORDABLE AND MIXED-INCOME HOUSING/MIXED-USE REAL ESTATE DEVELOPMENT: RISE DEVELOPS AFFORDABLE AND MIXED-INCOME HOUSING AND MIXED-USE PROPERTIES IN HISTORICALLY UNDERINVESTED AREAS OF THE ST. LOUIS REGION. WE ALSO PROVIDE AFFORDABLE HOUSING DEVELOPMENT CONSULTANT SERVICES TO NONPROFIT AND OTHERS PARTNERS ENGAGED IN COMMUNITY DEVELOPMENT IN THE ST. LOUIS METROPOLITAN AREA. THE DEVELOPMENT OF AFFORDABLE AND MARKET-RATE HOUSING IN THESE AREAS ENERGIZES THE LOCAL ECONOMY, REDUCES CRIME, IMPROVES THE COMMUNITY'S QUALITY OF LIFE AND CREATES AN ATMOSPHERE THAT SUPPORTS THE EMOTIONAL AND INTELLECTUAL DEVELOPMENT OF ITS CHILDREN. ASSET MANAGEMENT: RISE IS THE MANAGING GENERAL PARTNER OF AFFORDABLE AND MIXED-INCOME HOUSING AND MIXED-USE REAL ESTATE INVESTMENT PARTNERSHIPS. RISE OVERSEES A PORTFOLIO OF RESIDENTIAL AND MIXED-USE PROPERTIES THAT ARE DIRECTLY MANAGED ON A DAY TO DAY BASIS BY THIRD PARTY PROPERTY MANAGEMENT FIRMS, WITH THE EXCEPTION OF UNIVERSITY LOFTS IN DOWNTOWN ST. COMMUNITY DEVELOPMENT TECHNICAL ASSISTANCE: RISE'S COMMUNITY DEVELOPMENT TECHNICAL ASSISTANCE PROGRAM PROVIDES TECHNICAL ASSISTANCE TO ST. LOUIS AREA COMMUNITY DEVELOPMENT CORPORATIONS (CDCS) TO ENHANCE THEIR STRENGTH AND FOCUS IN NEIGHBORHOODS THAT WANT TO SEE POSITIVE CHANGES. OUR SPECIALIZED AREAS OF TECHNICAL ASSISTANCE INCLUDE: ORGANIZATIONAL ASSESSMENTS, BOARD TRAINING AND DEVELOPMENT, COMMUNITY ASSESSMENTS, ORGANIZATIONAL STRATEGIC PLANNING, ORGANIZATIONAL FINANCIAL MANAGEMENT, RESOURCE DEVELOPMENT, COMMUNITY PLANNING AND ENGAGEMENT, PROJECT PLANNING, PROGRAM PLANNING AND DEVELOPMENT, OUTCOME AND IMPACT MEASUREMENT AND ANALYSIS, HOME AND CDBG TRAINING, CHDO CERTIFICATIONS, AND GIS DATABASES AND MAPPING.
PREDEVELOPMENT LOAN PROGRAM: RISE PROVIDES A SOURCE OF FUNDS FOR NEIGHBORHOOD-BASED NOT-FOR-PROFIT ORGANIZATIONS TO PAY COSTS INCURRED IN THE EARLY STAGES OF THEIR REAL ESTATE DEVELOPMENT PROJECTS WHEN CONVENTIONAL FINANCING WOULD NOT BE ABLE TO BE OBTAINED BY SUCH GROUPS.
