OUTREACH DEVELOPMENT CORPORATION (ODC) ADVOCATES FOR AND MOBILIZES PUBLIC/PRIVATE PARTNERSHIPS TO PRESERVE, ACQUIRE, AND DEVELOP AFFORDABLE RENTAL HOUSING WITH SERVICES IN THE WEST SUBURBAN COMMUNITIES OF WAYZATA, LONG LAKE, ORONO, HAMEL, MEDINA, MEDICINE LAKE, MINNETONKA BEACH AND PLYMOUTH. THIS HOUSING WILL REMAIN AFFORDABLE OVER TIME, THEREBY SERVING MANY FAMILIES AND INDIVIDUALS AT A VARIETY OF INCOME LEVELS. ODC OWNS FOUR AFFORDABLE MULTI-UNIT RENTAL PROPERTIES IN WAYZATA AND A 12-ACRE SITE IN THE CITY OF MEDINA. IN FY22, ODC PARTNERED WITH THE MAGGIE FOUNDATION, A LOCAL MINNESOTA NONPROFIT, TO ACQUIRE, REHAB AND PRESERVE MAGGIE MANOR TOO, LLC, A 10-UNIT APARTMENT PROPERTY AND A 2,000 SQUARE FOOT COMMERCIAL BUILDING IN DOWNTOWN WAYZATA. THE APARTMENT UNITS WILL BE KEPT AFFORDABLE TO RESIDENTS WHO EARN 60% OR LESS OF THE LOCAL AREA MEDIAN INCOME. THIS PROPERTY WAS PURCHASED WITH CASH, WITH ODC OWNING 30% OF THE REAL ESTATE AND THE MAGGIE FOUNDATION OWNING 70%. AT THE TIME OF SALE, $196,000 WAS SET ASIDE FOR FUTURE CAPITAL IMPROVEMENTS. HEGENES PROPERTIES CURRENTLY MANAGES THIS DEVELOPMENT. ON DECEMBER 20, 2021, ODC ACQUIRED A 12-ACRE SITE IN THE NORTHEAST CORNER OF US HWY 12 AND CR 29 IN MEDINA WITH PROCEEDS GIFTED BY THE KEN MELROSE FOUNDATION. IN EARLY 2022. WE ENTERED A MEMORANDUM OF UNDERSTANDING WITH COMMON BOND COMMUNITIES TO WORK TOGETHER TO DEVELOP AND CONSTRUCT ONE OR TWO MULTI-FAMILY AFFORDABLE RENTAL COMMUNITIES IN HONOR OF KEN MELROSE. IN THE SUMMER OF 2021, ODC HELPED MOBILIZE COMMUNITY SUPPORT FOR THE SUCCESSFUL DEVELOPMENT OF VALOR PLACE, A TWIN-HOME PROJECT FOR HOMELESS VETERANS DEVELOPED BY THE CITY OF PLYMOUTH AND LOCAL HOUSING AND SERVICE PARTNERS. ODC ALSO PROVIDED SEED FUNDING AND ADVOCACY FOR TWO AFFORDABLE FAMILY RENTAL DEVELOPMENTS IN PLYMOUTH IN PARTNERSHIP WITH BEACON INTERFAITH HOUSING COLLABORATIVE (CRANBERRY RIDGE 45 UNITS) AND SAND, LLC, (THE ELEMENT 61 UNITS). BOTH PROJECTS CLOSED AND BROKE GROUND IN THE SPRING OF FY22. ODC'S ADVOCACY INCLUDED COMMUNITY EDUCATION DESIGNED TO KEEP OUR COMMUNITY INFORMED, ENGAGED AND INVESTED IN SUPPORTING LOCAL HOUSING INITIATIVES AND SOLUTIONS TO OUR LOCAL HOUSING CRISIS, AND TIMELY RELATIONSHIP-BUILDING AND COLLABORATION WITH PUBLIC POLICY LEADERS TO DEVELOP POLICIES CONDUSIVE TO THE PRESERVATION AND DEVELOPMENT OF CREATIVE AFFORDABLE HOUSING OPTIONS. OUR FOCUS IN FY22 WAS ON THE CITIES OF PLYMOUTH AND WAYZATA'S COMPREHENSIVE PLANS AND HRA STRATEGIC PLANNING PROCESSES.
