HOME BUYER PROGRAM: THROUGH OUR HOME BUYER PROGRAM, WE BUILD NEW CONSTRUCTION OR REHABILITATE DISTRESSED HOMES IN SHEBOYGAN COUNTY, AND SELL THEM TO FAMILIES WHO MEET OUR PROGRAM QUALIFICATIONS. THIS PROGRAM PROVIDES BENEFITS TO BOTH HOME BUYERS AND THE COMMUNITY. HOME BUYERS BENEFIT FROM DECENT, AFFORDABLE HOUSING WHILE THE COMMUNITY BENEFITS FROM THE REDEVELOPMENT OF NEIGHBORHOODS, AN INCREASE IN TAX REVENUE, AND STABLE, AFFORDABLE HOUSING. OUR HOME BUYER PROGRAM DOES NOT GIVE HOUSES AWAY. FAMILIES SPEND "SWEAT EQUITY" HOURS HELPING TO BUILD THEIR HOME, PAY A DOWN PAYMENT AT CLOSING, AND MAKE MONTHLY MORTGAGE PAYMENTS CONSISTING OF BOTH A PRINCIPLE PAYMENT TO PAY OFF THEIR LOAN AND AN ESCROW PAYMENT TO PAY FOR HOMEOWNER'S INSURANCE AND PROPERTY TAXES. HABITAT HOMES ARE MADE AFFORDABLE THROUGH VOLUNTEER LABOR, IN-KIND PARTNERSHIPS AND AFFORDABLE FINANCING PROVIDED BY HABITAT. THE TYPICAL COST TO CONSTRUCT ONE HOME THROUGH THIS PROGRAM IS 150,000. THIS INCLUDES SUPPLIES ONLY, AND DOES NOT INCLUDE ADMINISTRATION AND OVERHEAD EXPENSES. DURING THE FISCAL YEAR, 2 HOMES WERE COMPLETED WITH 7 INDIVIDUALS WERE SERVED. HOME REPAIR PROGRAM: THROUGH OUR HOME REPAIR PROGRAM, WE OFFER AFFORDABLE FINANCING TO HOMEOWNERS IN SHEBOYGAN COUNTY WHO MEET OUR PROGRAM QUALIFICATIONS. WE THEN COMPLETE REPAIRS OR COORDINATE SUBCONTRACTORS TO COMPLETE REPAIRS AS OUTLINED IN OUR CONTRACT WITH A HOMEOWNER. THIS PROGRAM PROVIDES BENEFITS TO HOMEOWNERS AND THE COMMUNITY. HOMEOWNERS BENEFIT FROM AN AFFORDABLE HOME REPAIR OPTION AND AN IMPROVEMENT IN THEIR QUALITY OF LIFE AT HOME, WHILE THE COMMUNITY BENEFITS FROM THE REDEVELOPMENT OF NEIGHBORHOODS AND THE MAINTENANCE OF HOUSING STOCK. OUR HOME REPAIR PROGRAM IS NOT A HANDOUT, BUT RATHER, A HAND UP. HOMEOWNERS SPEND "SWEAT EQUITY" HOURS HELPING WITH THEIR REPAIR (TO THE EXTENT THAT THEY ARE ABLE TO), PAY A DOWN PAYMENT AND REPAY A LOAN. REPAIR PROJECTS ARE MADE AFFORDABLE THROUGH VOLUNTEER LABOR, IN- KIND PARTNERSHIPS AND THE AFFORDABLE FINANCING PROVIDED BY HABITAT. THE TYPICAL COST TO COMPLETE ONE REPAIR THROUGH THIS PROGRAM CAN RANGE FROM 500 TO OUR MAXIMUM LOAN AMOUNT OF 15,000. THIS INCLUDES SUPPLIES AND SOME ADMINISTRATION/OVERHEAD. DURING THE FISCAL YEAR, 3 PROJECTS WERE COMPLETED WITH 7 INDIVIDUALS SERVED. ROCK THE BLOCK: SIMILAR TO THE HOME REPAIR PROGRAM, ROCK THE BLOCK FOCUSES ON COMPLETING REPAIRS NEEDED TO A HOMEOWNER'S HOUSE. WE FOCUS ON ONE PARTICULAR NEIGHBORHOOD, ENGAGE THE RESIDENTS OF THAT COMMUNITY, AND COMPLETE MULTIPLE PROJECTS IN A 3-DAY PERIOD. WE RECRUIT A LARGE NUMBER OF VOLUNTEERS TO ASSIST US WITH REVITALIZING THE CHOSEN AREA. WHILE NEW HOME CONSTRUCTION CONTINUES TO PLAY A VITAL ROLE, AT THE SAME TIME REHABILITATION OF HOMES, HOME PRESERVATION, AND OTHER SERVICES ALLOWS HABITAT TO SERVE MORE FAMILIES. ROCK THE BLOCK STARTS AT THE GRASSROOTS LEVEL - WITH PEOPLE IN THE COMMUNITY DETERMINING THE GOALS FOR THEIR NEIGHBORHOOD. DURING THE FISCAL YEAR, 9 PROJECTS WERE COMPLETED WITH 25 INDIVIDUALS SERVED.
