CVHC'S MISSION IS TO IMPROVE THE LIVING CONDITIONS OF LOW-INCOME INDIVIDUALS AND FAMILIES BY CONSTRUCTING AND OPERATING AFFORDABLE HOUSING INFUSED WITH COMMUNITY SERVICES PROGRAMS. CVHC DEVELOPS SINGLE FAMILY AND MULTIFAMILY AFFORDABLE HOUSING FOR LOW-INCOME FAMILIES. CVHC ALSO PROVIDES AN ARRAY OF COMMUNITY SERVICE PROGRAMS FOR RESIDENTS OF ITS MULTIFAMILY DEVELOPMENTS.

CVHC OWNS AND OPERATES SIX MULTIFAMILY APARTMENT DEVELOPMENTS, ONE SINGLE ROOM OCCUPANCY APARTMENT, ONE MOBILE HOME PARK, AND ONE SENIOR HOUSING PROJECT THAT PROVIDE AFFORDABLE HOUSING TO LOW AND VERY LOW INCOME FARMWORKER FAMILIES, AND LOW AND VERY LOW INCOME FAMILIES AND SENIORS. A TOTAL OF 656 MULTIFAMILY UNITS, 106 RENTAL SPACES. IN ADDITION CVHC OPERATES TWO MIGRANT FARMWORKER HOUSING FACILITIES THAT PROVIDE TEMPORARY HOUSING TO MIGRANT FARMWORKERS - 176 UNITS. CVHC CONTRACTS WITH A THIRD PARTY PROPERTY MANAGEMENT COMPANY TO MANAGE ITS DEVELOPMENTS. CVHC AND ITS AFFILIATED ENTITIES ALSO OWN AND OPERATE TWELVE ADDITIONAL MULTI-FAMILY APARTMENT DEVELOPMENTS THAT PROVIDE AFFORDABLE HOUSING TO LOW AND VERY LOW INCOME FAMILIES AND INDIVIDUALS. THESE DEVELOPMENTS WERE BUILT UNDER THE LOW-INCOME HOUSING TAX CREDIT PROGRAM (LIHTC). THESE TAX CREDIT DEVELOPMENTS HAVE COMPLETED THE 15 YEAR TAX CREDIT COMPLIANCE PERIOD. THE NUMBER OF UNITS OWNED IS 655.
CVHC PROVIDES TECHNICAL ASSISTANCE TO LOW INCOME FAMILIES IN OBTAINING FINANCING TO BUILD THEIR SINGLE FAMILY HOMES IN THE COACHELLA VALLEY AND OTHER COMMUNITIES. CVHC RECEIVES FEDERAL, STATE, COUNTY AND LOCAL FUNDS TO ASSIST THE FAMILIES TO BUILD THEIR HOMES UNDER THE MUTUAL SELF HELP PROGRAM (MSHP). THE TOTAL NUMBER OF HOUSES COMPLETED FOR THIS PERIOD UNDER THE MSHP WERE 12. A TOTAL OF 74 HOMES WERE IN VARIOUS STAGES OF CONSTRUCTION, AND 27 WERE IN FAMILY RECRUITING STAGES. CVHC ALSO ACQUIRES AND DEVELOPS LAND FOR THE PURPOSE OF BUILDING AFFORDABLE SINGLE FAMILY HOUSING. A TOTAL OF 90 LOTS ARE CURRENTLY IN THE PREDEVELOPMENT STAGE. CVHC OPERATES A LEASE TO OWN PROGRAM, WHEREBY HOUSES ARE PURCHASED, REHABILITATED AND RENTED TO ELIGIBLE FAMILIES. A TOTAL OF 44 HOUSES WERE REHABILITATED UNDER THIS PROGRAM. TWO HOUSES WERE SOLD DURING THE YEAR. 10 HOUSES REMAIN UNDER THIS PROGRAM. CVHC PROVIDES HOUSING COUNSELING ASSISTANCE TO FAMILIES PARTICIPATING IN THE MSHP AND THE LEASE TO OWN PROGRAM. A TOTAL OF 106 INDIVIDUALS RECEIVED VARIOUS TYPES OF HOUSING COUNSELING SERVICES DURING THE YEAR.
CVHC ACQUIRES AND DEVELOPS LAND FOR THE PURPOSE OF BUILDING AFFORDABLE MULTI-FAMILY HOUSING DEVELOPMENTS. FINANCING FOR THESE DEVELOPMENTS IS OBTAINED FROM THE LOW INCOME HOUSING TAX CREDIT PROGRAM (LIHTC) AS WELL AS FEDERAL, STATE, COUNTY AND LOCAL FUNDS. DURING THE YEAR CVHC HAD ONE LIHTC FARMWORKER HOUSING DEVELOPMENT IN THE CONSTRUCTION STAGE - 100 UNITS. THREE DEVELOPMENTS ARE IN PRE-DEVELOPMENT STAGES TOTALING 269 UNITS OF AFFORDABLE MULTFAMILY HOUSING. CVHC HAS DEVELOPED, REHABILITATED AND ACQUIRED 40 DEVELOPMENTS WITH A TOTAL OF 2,853 UNITS OF MULTI-FAMILY AND SPECIAL NEEDS AFFORDABLE HOUSING SINCE INCEPTION.
