SEE SCHEDULE OHOMES FOR AMERICA CARRIED OUT ITS MISSION BY SERVING 8,115 LOW INCOME PERSONS IN ITS RENTAL COMMUNITIES. THE AVERAGE INCOME OF HOUSEHOLDS IN COMMUNITIES THAT ARE AGE RESTRICTED TO SENIORS 62 YEARS AND OLDER WAS $20,858 AND 35% OF ALL THE SENIOR HOUSEHOLDS HAD ANNUAL INCOME BELOW $15,000. THE AVERAGE INCOME OF HOUSEHOLDS IN GENERAL OCCUPANCY HOUSING WAS $22,408 AND 45.7% HAD INCOME BELOW $15,000.HOMES FOR AMERICA DEVELOPMENT ACTIVITIES INCLUDED THE FOLLOWING: 1. CONTINUED REHABILITATION OF 42 UNITS AND CONSTRUCTION OF 12 NEW UNITS AT A FAMILY PROPERTY IN BERLIN, MARYLAND.2. CLOSED ON CONSTRUCTION FINANCING AND BEGAN REHABILITATION OF 156 UNIT SENIOR PROPERTY, IN SALISBURY, MARYLAND.3. CLOSED ON CONSTRUCTION FINANCING AND BEGAN CONSTRUCTION OF A 70 UNIT NEW CONSTRUCTION FAMILY PROJECT IN ELLICOTT CITY, MARYLAND.4. CLOSED ON CONSTRUCTION FINANCING AND BEGAN CONSTRUCTION OF A 163 UNIT NEW CONSTRUCTION SENIOR PROJECT IN OXON HILL, MARYLAND.HOMES FOR AMERICA ALSO PROVIDED ASSET MANAGEMENT SERVICES FOR 65 COMMUNITIES IN THE ORGANIZATION'S PORTFOLIO; THE ORGANIZATION PERFORMS REGULAR SITE INSPECTIONS, MONITORS INSURANCE POLICIES AND CLOSELY TRACKS ALL FINANCIAL AND OPERATING ASPECTS OF ITS PROPERTIES DURING LEASE UP AND OPERATIONS. KEY ASSET MANAGEMENT ACCOMPLISHMENTS DURING THE YEAR INCLUDED:1. CONTINUED THE PRACTICE OF MAKING THE PORTFOLIO MORE ENERGY EFFICIENT AND BEGAN ENERGY CONSERVATION IMPROVEMENTS FOR TWO PROPERTIES. ALSO COMPLETED TWO ENERGY IMPROVEMENT PROJECTS FOR PROPERTIES IN ANNAPOLIS AND BALTIMORE, MARYLAND.2. REFINANCED ONE PROPERTY IN RICHMOND, VA, LOWERING THE INTEREST RATE AND PROVIDING FUNDS TO IMPROVE THE PROPERTY.3. SOLD ONE HOME TO A COMMUNITY RESIDENT OF AN ORIGINAL 56 UNIT LEASE PURCHASE PROPERTY IN ANNAPOLIS, MARYLAND LEAVING 44 UNITS REMAINING.FY 2022 CONTINUED TO EVOLVE THE PROVISION OF RESIDENT SERVICES DURING THE SLOW, BUT STEADY REOPENING OF COMMUNITY SPACES PER LOCAL GUIDELINES. HFA PRIORITIZED THE HEALTH, WELLNESS, AND THE HOUSING STABILITY OF RESIDENTS BY CONTINUING SERVICES SUCH AS: FREE PRODUCE DELIVERY, ON-SITE VACCINATION AND BOOSTER CLINICS, WELLNESS CHECKS, AND FINANCIAL ASSISTANCE. AS RESIDENTS BECAME MORE SOCIAL, HFA CREATED PROTOCOLS SURROUNDING THE USE OF COMMON AREAS TO REDUCE ISOLATION AND ALLOW RESIDENTS THE SAFE USE OF THEIR COMMUNITY SPACES. A HYBRID MODEL OF RESIDENT SERVICES ALLOWED US TO SIMULTANEOUSLY PROVIDE INDIVIDUALIZED SERVICES AS WELL AS SOCIALLY DISTANCED SMALL GROUP RESIDENT ACTIVITIES. TO CLOSE THE DIGITAL DIVIDE HIGHLIGHTED BY THE PANDEMIC, WE CREATED A NEW PARTNERSHIP WITH A NON-PROFIT INTERNET SERVICE PROVIDER TO PROVIDE FREE, HIGH-QUALITY, PRIVATE INTERNET ACCESS FOR ALL RESIDENTS AT A 189 UNIT FAMILY PROPERTY IN BALTIMORE MARYLAND. AS A RESULT OF THE PANDEMIC, A NUMBER OF PRIOR SERVICE PROVIDERS WERE NO LONGER IN OPERATION, SO IT WAS ESSENTIAL FOR HFA TO ESTABLISH NEW RELATIONSHIPS WITH SERVICE PROVIDERS. TO ASSIST IN ESTABLISHING THESE NEW RELATIONSHIPS, HFA APPLIED FOR SEVERAL GRANTS TO FUND RESIDENT SERVICES. WE CONTINUED TO UTILIZE OUR EXISTING PARTNERING ORGANIZATIONS TO PROVIDE RENTAL FUNDING, RESOURCE REFERRALS, COMMUNITY SUPPORTS, AND CASE MANAGEMENT SERVICES.
SEE SCHEDULE O HOMES FOR AMERICA, IS THE SOLE MEMBER OF HOMES FOR BRIDGEVILLE, LLC, WHICH IS INCLUDED HEREIN. HOMES FOR BRIDGEVILLE, LLC, A 50-UNIT APARTMENT COMMUNITY, HAS FAMILY SERVICE AND PROGRAM ACTIVITIES WHICH HAVE HISTORICALLY INCLUDED AN AFTERSCHOOL HOMEWORK CLUB, A MOBILE HEALTH CLINIC, SOCIAL AND RECREATIONAL PROGRAMS, WEEKLY SUMMER CAMP OPPORTUNITIES WITH TRANSPORTATION, REFERRALS FOR HEALTH RESOURCES, NUTRITION AND RENTAL ASSISTANCE, AND A MONTHLY MOBILE FOOD PANTRY. ADDITIONALLY, A COMPUTER LAB IS OPEN FOR ALL RESIDENTS AND PUBLIC TRANSPORTATION IS AVAILABLE NEAR THE ENTRANCE OF THE COMMUNITY.
