ECONOMIC DEVELOPMENT ACTIVITIES INCLUDE THE OPERATION OF SPRING PLAZA BUSINESS COMPLEX, A 21,000 SF COMMUNITY-BASED RETAIL, BUSINESS AND OFFICE FACILITY THAT HOUSES SMALL BUSINESS INCUBATOR SPACES WITH COACHING SERVICES AVAILABLE TO DEVELOP, LAUNCH AND/OR GROW MICRO-ENTERPRISES, AND COMMERCIAL TENANTS, ALONG WITH 2 ADDITIONAL COMMERCIAL BUILDINGS HOUSING STRATEGIC PARTNERSHIPS THAT 1 DELIVER HIGH-QUALITY HEALTH SERVICES THAT ARE AFFORDABLE TO LOW-TO-MODERATE INCOME HOUSEHOLDS, AND 2 PROVIDE ACCESS TO CONTINUING EDUCATION AND TRAINING TO POSITIVELY IMPACT PARTICIPANTS ECONOMIC MOBILITY. HOUSING - ICDCS HOMEOWNERSHIP CENTER PROVIDES CUSTOMIZED, ON-ON-ONE COUNSELING AND CASE MANAGEMENT TO POTENTIAL FIRST-TIME HOMEOWNERS, INCLUDING PRE-PURCHASE AND POST-PURCHASE EDUCATION, AND REFERS AS NECESSARY TO OTHER DEVELOPERS. DURING 2023 ICDC LAUNCHED ITS FIRST AFFORDABLE HOMEOWNERSHIP PROJECT THAT EMPHASIZES DENSITY. MILL CITY TOWNHOMES WILL FEATURE 8 SINGLE-FAMLY ATTACHED UNITES ACROSS 2 BUILDINGS ON A 1.1 ACRE LOT. THIS APPROACH PROVIDES MORE AFFORDABLE UNITS AMID RISING LAND COSTS. THE HOMEBUYERS CONNECTION IN 2023 ENGAGED 80 RESIDENTS IN A HOMEBUYERS FAIR AND HOSTED FIRST-TIME HOMEBUYER WORKSHOPS, LEADING TO 29 COMPLETED MORTGAGE LOAN APPLICATIONS. ICDC ALSO ENTERED DISCUSSION WITH TREC AND OTHER CDCS TO EXPLORE COMMUNITY LAND TRUSTS THAT HELP KEEP HOUSING UNITS AFFORDABLE OVER TIME AND ENSURE COMMUNITY STABILITY, AND THROUGH THE DALLAS HOUSING COALITION JOINED WITH OVER 180 ORGANIZATIONS TO RAISE AWARENESS ABOUT THE IMPORTANCE OF AFFORDABLE HOUSING AND ADVOCATD FOR GREATER INVESTMENT IN THIS AREA.
