PEOPLE'S HOMESTEADING GROUP (PHG) DEVELOPS, COORDINATES AND IMPLEMENTS PROGRAMS AND RELATED ACTIVITIES THAT CREATE OPPORTUNITIES FOR HOME OWNERSHIP FOR LOW-TO-MODERATE INCOME HOUSEHOLDS BY MAKING PHYSICAL AND SOCIAL IMPROVEMENTS IN DETERIORATED BALTIMORE NEIGHBORHOODS, FOCUSING ON REHABILITATION OF VACANT, ABANDONED RESIDENTIAL PROPERTIES. PHG ELIMINATES BLIGHTED VACANT HOUSES BY RENOVATING AND OCCUPYING THEM FOR HOMEOWNER OCCUPANCY AS A MEANS OF STABILIZING AND REVITALIZING DETERIORATED BALTIMORE NEIGHBORHOODS. IN ADDITION, THE ORGANIZATION HIRES DISADVANTAGED ADULTS FOR ENTRY LEVEL CONSTRUCTION JOBS BY CARRYING OUT INTERIOR DEMOLITION FOR THE ORGANIZATION'S OWN PROJECTS.

BY JUNE 30, 2023, PEOPLE'S HOMESTEADING GROUP (PHG) HAD RECEIVED AWARDS OF $300,000 IN BALTIMORE CITY GRANTS TO SUBSIDIZE THE RENOVATION OF FIVE (5) VACANT HOUSES IN THE BARCLAY-GREENMOUNT HISTORIC DISTRICT. THESE GRANT AWARDS REQUIRE CONTRACTUAL AGREEMENTS WITH BALTIMORE CITY. THE CONTRACTS ARE ANTICIPATED FOR LATE 2023 OR EARLY 2024. ALSO, PHG SUBMITTED DOCUMENTATION FOR A REHABILITATION TAX CREDIT TO THE MARYLAND HISTORICAL TRUST FOR A PROPERTY RENOVATED AND SOLD IN 2021. PHG ALSO EXECUTED LAND DISPOSITION AGREEMENTS WITH MAYOR & CITY COUNCIL (MCC) AND BALTIMORE CITY DEPARTMENT OF HOUSING & COMMUNITY DEVELOPMENT TO ACQUIRE THREE (3) VACANT MCC HOUSES ON THE 400-BLOCK OF EAST 22ND STREET. RENOVATING THE FIVE VACANT HOUSES WILL COMPLETE THE RENOVATION OF VACANT HOUSES ON THE 400-BLOCK OF EAST 22ND STREET AND INCREASE PHG'S IMPROVEMENT TO 20 FULL-GUT REHAB OF HOMES ON THIS HISTORIC BLOCK TO HOMEOWNERS. PHG ALSO AGREED TO DONATE SIX OF OUR OWNED, VACANT PROPERTIES IN OTHER NEIGHBORHOOD LOCATIONS FOR RENOVATIONS BY OTHER DEVELOPERS. PHG CONTINUES TO HIRE DISADVANTAGED ADULTS THROUGH OUR OWN HOUSES AND ON THE GREENMOUNT JOBS CENTER.
