THE HOME FOUNDATION ACCOMPLISHES ITS MISSION THROUGH A VARIETY OF ACTIVITIES. IN APRIL OF 2020, THF BECAME A HUD CERTIFIED HOUSING COUNSELING AGENCY, THE ONLY ONE IN CENTRE COUNTY. THE GOAL OF HOUSING COUNSELING IS TO PROVIDE HOUSING STABILITY COUNSELING, PRE-PURCHASE HOMEBUYER EDUCATION AND BUDGET COUNSELING, CLOSING COUNSELING, POST-PURCHASE COUNSELING, FORECLOSURE PREVENTION AND REFERRAL FOR MORTGAGE ASSISTANCE. THF HAS BEEN PROVIDING FIRST TIME HOME BUYER SERVICES SINCE 1999 BUT WAS LARGELY LIMITED TO THE BOROUGH OF STATE COLLEGE. SINCE APRIL 2020, THE SERVICES HAVE BEEN SLOWLY EXPANDING THROUGHOUT THE COUNTY BUT AT A SLOWER RATE THAN MIGHT BE EXPECTED DUE TO THE PANDEMIC AND THE EVICTION AND FORECLOSURE MORATORIUMS THAT WERE IN PLACE.IN ADDITION, THF ACQUIRES, REHABILITATES AND SELLS HOMES TO FIRST TIME HOME BUYERS IN THE BOROUGH OF STATE COLLEGE. DURING THE 2020 FISCAL YEAR, THF COMPLETED THE REHABILITATION ON HOME AND SOLD IT TO A NEW HOME BUYER. THF ALSO ACQUIRED ANOTHER PROPERTY THAT IS TO UNDERGO THE SAME PROCESS. THF PARTNERS WITH THE BOROUGH OF STATE COLLEGE AND THROUGH ITS IN-HOUSE HOUSING COUNSELING PROGRAM TO IDENTIFY POTENTIAL HOME BUYERS AND PROVIDE FINANCIAL ASSISTANCE WITH A GAP LOAN TO MAKE THE HOME AFFORDABLE. ALSO, THF OWNS A SMALL PORTFOLIO OF AFFORDABLE RENTAL UNITS. THF INCREASED THE PORTFOLIO TO 21 WHEN IT ACQUIRED THE OLD BOALSBURG ROAD TOWNHOMES LOCATED AT 803-817 OLD BOALSBURG ROAD IN STATE COLLEGE IN JANUARY OF 2021.
