PLAN & DEVELOP AND MANAGE SENIOR CITIZEN HOUSING PROJECTS CONSISTING OF 362 UNITS,FIVE PROJECTS,IN THREE LOCATIONS. ACTIVELY SEARCH FOR NEW SENIOR CITIZEN HOUSING PROJECTS TO PROCURE.PROVIDE SENIOR SERVICES AND CAPITAL IMPROVEMENTS FOR THE RESIDENTS OF THE RELATED NOT FOR PROFIT HOUSING PROJECTS.

SEEK OUT POTENTIAL LOCATIONS, IMPROVE AND UPDATE AND MANAGE LOW INCOME SENIOR CITIZENS HOUSING UNITS OF AFFILIATES, ACQUIRE LAND, PLAN FOR LOW INCOME SENIOR CITIZENS HOUSING UNITS AND SEEK PRIVATE FINANCING BY LOW INCOME HOUSING CREDITS AND FEDERAL FUNDING FOR CONSTRUCTION AND RENOVATION OF LOW INCOME SENIOR CITIZENS HOUSING UNITS. PROVIDE AND MANAGE SENIOR SERVICES TO THE RESIDENTS OF THE AFFILIATED HOUSING PROJECTS.IN 2022, THE ORGANIZATION HIRED A CONTRACTOR TO REPLACE THE BATHROOM VANITIES, MIRRORS AND DO PAINTING OF PAUMANACK VILLAGE V & VI APARTMENT BUILDINGS. THE TOTAL COST FOR THESE IMPROVEMENTS WAS $130,083 AND HAS BEEN PAID BY THE ORGANIZATION AND GRANTED TO PAUMANACK VILLAGE V & VI. THEY ALSO PAID FOR NEW GAZEBOS FOR THE RESIDENTS OF PAUMANACK VILLAGES 5 & 6 FOR A TOTAL COST OF $39,295 WHICH HAS BEEN GRANTED TO THESE PROJECTS. IN 2022, THE ORGANIZATION PROVIDED MANAGERIAL OVERSIGHT DURING THE BIDDING AND INSTALLATION PROCESS OF NEW ROOFS TO BE INSTALLED AT PAUMANACK VILLAGES II AND III.IN 2022, THE ORGANIZATION PAID FOR PROJECT IMPROVEMENTS TO THE SEWAGE TREATMENT PLANT ROOF AND DRIVEWAY AS WELL AS OTHE SITE IMPROVEMENTS FOR A TOTAL COST OF $140,904.THE ORGANIZATION OVERSEES ALL WORK TO BE DONE FROM PLANNING AND BIDDING TO THE INSTALLATION OF ALL IMPROVEMENTS DONE AT EACH SITE AND WORKS CLOSELY WITH ALL CONTRACTORS HIRED. THE ORGANIZATION PROVIDES DAILY MANAGEMENT, OPERATIONAL AND ENGINEERING SUPPORT FOR THE SEWAGE TREATMENT PLANT THAT SERVICES FOUR SENIOR CITIZEN HOUSING PROJECTS. THE SEWAGE TREATMENT PLANT IS OVER 35 YEARS OLD WHICH RESULTS IN MORE FREQUENT REPAIRS AND CONSULTING NEEDED TO KEEP THE PLANT AND PUMP STATIONS OPERATIONAL.MANAGEMENT IS PLANNING TO SET ASIDE $3,445,000 OF FUNDS TO HELP FINANCE THE BUYOUT OF TWO LOW INCOME HOUSING AFFILIATES, PAUMANACK VILLAGE II OWNER LP AND PAUMANACK VILLAGE III OWNER LP AT THE EXPIRATION OF THE LIFE OF THE LIMITED PARTNERSHIPS.
