Describe the Organization's Program Activity:
COMMUNITY LAND TRUST (CLT) PROGRAM: DEVELOPMENT AND STEWARDSHIP OF PERMANENTLY AFFORDABLE CLT HOMES FOR PURCHASE BY LOW-MODERATE INCOME HOUSEHOLDS TO ENSURE AFFORDABLE HOMEOWNERSHIP OPPORTUNITIES WILL EXIST IN OUR COMMUNITY FOR FUTURE GENERATIONS. CURRENT FOCUS IS ON ACQUISITION-REHABILITATION AND SALE OF PROPERTIES IN DULUTH, PROCTOR, HERMANTOWN, CLOQUET AND TWO HARBORS. WE ALSO HAVE A SMALL NUMBER OF NEW CONSTRUCTION HOMES IN THE DULUTH AREA THAT WILL BE COMPLETED IN 2022-2023. IN 2021, ONE ROOF HELPED 20 HOUSEHOLDS PURCHASE A HOME, WHICH INCLUDED ACQUISITION/REHAB HOMES AND RESALE HOMES.
MULTIFAMILY HOUSING DEVELOPMENT SERVICES: ONE ROOF DEVELOPS AFFORDABLE RENTAL HOUSING OPPORTUNITIES FOR LOWER INCOME HOUSEHOLDS IN OUR COMMUNITY AND TO HELP INDIVIDUALS EXPERIENCING HOMELESSNESS. NEW MULTI-FAMILY PROJECTS INCLUDE DECKER DWELLINGS, A 42-UNIT APARTMENT BUILDING LOCATED IN DULUTH HEIGHTS, FUNDED IN 2019 AND COMPLETED ON SEPT 1, 2021. BREWERY CREEK APARTMENTS WAS AWARDED LIHTC FUNDING IN 2021 AND WILL PROVIDE 52 UNITS OF AFFORDABLE RENTAL HOUSING, INCLUDING 26 UNITS FOR PEOPLE EXPERIENCING HOMELESSNESS. BREWERY CREEK APARTMENTS IS EXPECTED TO OPEN IN NOVEMBER OF 2023. PLOVER PLACE, A NEW MODEL FOR HOUSING, WILL PROVIDE 24 UNITS OF AFFORDABLE HOUSING TO UNHOUSED SINGLE PEOPLE. EXPECTED TO SOON RECEIVE FORMAL FUNDING COMMITMENTS FROM BOTH THE CITY OF DULUTH AND ST. LOUIS COUNTY, CONSTRUCTION WILL THEN BE COMPLETED IN 2023.
HOMEBUYER EDUCATION: HOME STRETCH CLASSES AND PRE/POST PURCHASE COUNSELING AND EDUCATION TO ENSURE THAT LOWER INCOME HOMEOWNERS ARE PREPARED TO BE SUCCESSFUL IN THEIR HOMEOWNERSHIP ENDEAVORS. HOME STRETCH CLASSES ARE OFFERED 12 TIMES PER YEAR. IN 2021, 353 HOUSEHOLDS COMPLETED THE HOME STRETCH CLASS AND 149 NEW HOUSEHOLDS UTILIZED HOMEBUYER COUNSELING SERVICES.
TENANT-LANDLORD CONNECTION (TLC) PROGRAM: THIS LINE OF BUSINESS PROVIDES EDUCATION, INFORMATION, AND PROBLEM-SOLVING ASSISTANCE AS A WAY TO IMPROVE TENANT-LANDLORD RELATIONS AND REDUCE THE NUMBER OF HOUSING EVICTIONS IN OUR COMMUNITY. THE MISSION OF THE TLC IS TO ENSURE THAT STABLE RENTAL HOUSING EXISTS BY EDUCATING EXISTING AND POTENTIAL LANDLORDS AND TENANTS REGARDING THEIR RESPECTIVE RIGHTS AND RESPONSIBILITIES AND BY MEDIATING DISPUTES BETWEEN LANDLORDS AND TENANTS. IN 2021, THE TLC SERVED A TOTAL OF 596 HOUSEHOLDS AND PREVENTED 30 EVICTIONS.
