GENERALLY, TO OPERATE EXCLUSIVELY FOR CHARITABLE, OR EDUCATIONAL PURPOSES WITHIN THE MEANING OF 501(C)(3) OF THE IRC, BY PROMOTION AND INCREASING ONE OR MORE OF THE FOLLOWING IN THE GEORGRAPHICAL REGION OF AUSTIN, TEXAS KNOWN AS MUELLER AND OTHER GEOGRAPHIC AREAS CONTAINING A REASONABLE RELATIONSHIP TO THE MUELLER COMMUNITY: (I) THE AVAILABILITY OF QUALITY NEIGHBORHOOD SCHOOLS AND LIFELONG EDUCATION PROGRAMS, (II) THE CREATION OF OPEN SPACE AND PARKS, (III) THE AVAILABILITY OF JOB TRAINING PROGRAMS, (IV) THE PROMOTION OF SUSTAINABLE DEVELOPMENT, (V) THE SUPPORT OF AFFORDABLE HOUSING, AND (VI) SUCH OTHER CHARITABLE AND EDUCATIONAL PURPOSES AS ARE CONSISTENT WITH THE SPIRIT AND INTENT OF THE MUELLER DESIGN BOOK.

AS OF YEAR-END 2023, 641 HOMES ARE IN THE AFFORDABLE HOUSING PROGRAM. OF THOSE, 13 WERE "RESOLD" TO NEW AFFORDABLE OWNERS. 62 NEW HOMES WEREADDED TO THE PORTFOLIO IN 2023, AND FOUR (4) HOMES WERE RELEASED TO THE MARKET IN 2023. IN 2023, THE FOUNDATION SUCCESSFULLY TRANSITIONED ITS REAL ESTATE SERVICES (RESALES MANAGEMENT) TO HOMEBASE, A NONPROFIT SUPPORT CORPORATION OF HABITAT FOR HUMANITY. THIS WAS A MAJOR TRANSITION OF THE FOUNDATION'S PRIMARY OPERATING PARTNER AND REQUIRED MOST OF THE YEAR TO FULLY COMPLETE.
THE FOUNDATION CONTINUES ITS FULL FOCUS IN 2023 TO PREPARING FOR THE TRANSITION FROM "DEVELOPMENT" PHASE TO "SUSTAINABLE PHASE. DEVELOPMENT OF NEW HOMES HAS EXTENDED INTO 2025.IN ADDITION, THE FOUNDATION FOCUSED ON BUILDING STRONGER RELATIONSHIPS WITH THE VARIOUS PARTNERS, TO ENSURE SUSTAINABLE OPERATIONS AS THE DEVELOPMENT PHASE WINDS DOWN.
