OVERVIEW:AS WITH THE PREVIOUS FISCAL YEAR 2022 (FY22) CONTINUED TO BUILD ON- AND DEVELOP A MORE FINANCIALLY STABLE MODEL ESTABLISHED IN FY19 THROUGH PARTNERSHIP WITH YAKIMA FEDERAL SAVINGS AND LOAN. NOW IN OUR THIRD YEAR WE CONTINUE TO IDENTIFY AND OVERCOME CHALLENGES TO MORTGAGE FINANCING INCLUDING A DECISION TO MOVE AWAY FROM THE FEDERAL HOME LOAN BANK PROGRAM ALLOWING OUR HOMEOWNER PARTNERS TO TAKE GREATER ADVANTAGE OF YAKIMA FEDERAL'S COMPETITIVE RATES. OUR BIGGEST CHALLENGE WAS AND REMAINS TO BE THE RAPIDLY RISING INTEREST RATES. THIS YEAR WE ALSO CREATED AN ENDOWMENT/INVESTMENT ACCOUNT IN ORDER TO TAKE ADVANTAGE OF CHANGES TO INHERITANCE TAXES THAT WERE GOING INTO EFFECT, AS WELL AS TO ALSO PROVIDE ANOTHER RESOURCE OF FUNDS FOR THE AFFILIATE TO STAND ON IN ADDITION TO GRANTS, PRIVATE DONATIONS, AND HABITAT STORE REVENUES. THE COVID-19 PANDEMIC HAS FOR THE MOST PART SUBSIDED AS IT PERTAINS TO OUR OPERATIONS AT THE CONSTRUCTION SITE AND AT THE HABITAT STORE HOWEVER WE CONTINUE TO STILL SEE HESITATION WHEN IT COMES TO OUR RETURNING VOLUNTEER NUMBERS. IN COMPARISON TO THE PREVIOUS YEAR THE CHALLENGES WE FACED TO OUR CONSTRUCTION IN FY22 WERE MORE RELATED TO THE SUPPLY CHAIN ISSUES FOR PROCURING CONSTRUCTION MATERIALS AND CITY APPROVAL FOR CRITICAL INFRASTRUCTURE WORK.OUR LAND AND DEVELOPMENT CHALLENGES FROM THE PREVIOUS FISCAL YEAR CONTINUE TO EVOLVE. WE WERE ABLE TO PROCURE LAND IN WEST RICHLAND (2.5 ACRES OR 8 LOTS) AND IN EAST PASCO (1.25 ACRES OR 7 LOTS). WHAT WAS THE CHALLENGE OF FINDING VACANT LAND HAS MORPHED INTO THE CHALLENGE OF DEVELOPING IT (I.E. ROADWORK AND INFRASTRUCTURE) AND PREPARING LOTS IN A TIMELY MANNER. WE CONTINUE TO LOOK FOR LAND AND DEVELOPMENT OPPORTUNITIES THAT WILL GIVE US A COUPLE YEARS OF PHASED BUILDING AS IT REMAINS OUR GOAL TO SCALE-UP OUR PRODUCTION OF HOUSING UNITS FROM 8 PER ANNUM TO 12, IN ADDITION TO SEEKING OUT OPPORTUNITIES TO BUILD MORE DENSITY (I.E. DUPLEX AND TRIPLEX TOWNHOMES). THIS YEAR WE ALSO EMBARKED ON A PROJECT WITH DELTA HIGH SCHOOL'S AUTO-CAD CLASS AND MMEC ARCHITECTURE AND INTERIORS TO HELP US DEVELOP MULTI-FAMILY HOUSING OPTIONS THAT ARE VERTICAL AND THEREFORE HAVE A SMALLER FOOTPRINT. THERE WERE FEWER STAFFING CHANGES IN FY22, HOWEVER ONE KEY CHANGE INCLUDED THE DEPARTURE OF OUR GRANTS COORDINATOR. WITH THE ADDITION TO A COUPLE MORE PART-TIME RETAIL EMPLOYEES WE NOW HAVE A TOTAL OF 11 FULL-TIME EQUIVALENT TEAM MEMBERS. COMMUNITY SUPPORT:OUR OVERALL VOLUNTEER NUMBERS CONTINUED TO BE BELOW PRE-COVID-19 NUMBERS. IN FY22, SLIGHTLY HIGHER TO THE PREVIOUS YEAR WE HAD A TOTAL OF 384 INDIVIDUAL VOLUNTEERS (UP BY 15) WHO SERVED JUST OVER 15,600 HOURS. THIS YEAR OUR FOCUS HAS ALSO BEEN ON GROWING THE NUMBER OF GROUP BUILD DAYS, PARTICULARLY SPONSORED BUILD DAYS, WHICH WE HOSTED 2 IN FY22. TRI-TECH SKILLS CENTER CONTINUED TO BE A MAJOR FACTOR IN OUR ABILITY TO COMPLETE EACH OF THE 7 HOUSES THIS YEAR. ENROLLMENT IN THE CONSTRUCTION PROGRAM DECLINED SLIGHTLY FROM 50 STUDENTS LAST YEAR TO 36 STUDENTS IN FY22. COLLECTIVELY THE STUDENTS CONTRIBUTED JUST OVER AN ESTIMATED 2,000 SERVICE HOURS.DEVELOPING A DIVERSE FUNDRAISING STRATEGY, INCLUDING GRANTS (BOTH LOCAL AND STATE LEVEL), IN-KIND GIVING, PRIVATE DONATIONS (BOTH INDIVIDUAL AND CORPORATE), AS WELL AS STORE REVENUES CONTINUED TO BE AN IMPORTANT PART OF DEVELOPMENT IN FY22. THIS YEAR WE HAVE ALSO STARTED INCORPORATING MORE EVENTS, INCLUDING OUR BLOCK PARTY CELEBRATION, INTO OUR ANNUAL FUNDRAISING SCHEDULE IN ORDER TO BOTH EXPAND GIVING OPPORTUNITIES AS WELL AS INCREASE OUR PRESENCE IN THE COMMUNITY.HOMES COMPLETED: IN FY22, TRI-COUNTY PARTNERS HABITAT FOR HUMANITY CLOSED ON 7 HOMES IN EAST PASCO ON SOUTH CEDAR AVENUE AND EAST ALVINA STREET. DUE TO SUPPLY CHAIN ISSUES BOTH GLOBALLY AND DOMESTICALLY WE INCURRED SIGNIFICANT DELAYS TO OUR CONSTRUCTION SCHEDULE. WE ALSO INCURRED DELAYS TO OUR PLANNED INFRASTRUCTURE CONSTRUCTION IMPROVEMENTS ON N. WEHE AVENUE WHICH HAS NOW BEEN CARRIED OVER TO THE FOLLOWING FISCAL YEAR.
